How to Switch Mortgage Lenders in Ontario at Maturity: Timeline, Discharge, and What to Do 90 Days Out

October 11, 2026 | Posted by: Matt Shepherd

Most Ontario homeowners treat the bank renewal letter as the decision. It is not. At maturity you can often switch lenders - discharge the old mortgage and register a new one - without the mid-term break penalty that traps people who try to leave early. The savings are real only if you start early enough for statements, underwriting, and the lawyer to finish before the maturity date.

I am Jason Woods, Principal Broker at TLC Mortgage Group (Lic. 12988) in Burlington. I help homeowners in Burlington, Oakville, Hamilton, and across Ontario compare a true switch against the incumbent bank offer with a clear timeline. Start at jason-woods.com or call (289) 925-9599 about 90 days before maturity - not the week the letter arrives.

Switch at maturity vs refinance vs portable transfer

Three different files get mixed up in conversation:

  • Switch / transfer at maturity - new lender pays out the old mortgage at term end; you are shopping the matured balance (sometimes with small changes depending on product rules)
  • Refinance - new underwrite that may change amount, amortization, or pull equity; different stress and cost profile
  • Portable / mid-term transfer - moving a mortgage with a property change or special program rules; not the same as a maturity switch

This guide is the maturity switch: the process banks hope you skip when they mail a 'convenient' renewal.

Why 90 days out is the real start date

A clean switch needs calendar space:

  1. Pull a mortgage statement / payout figures and confirm the maturity date
  2. Full application, credit, income, and property documents
  3. Lender commitment and conditions
  4. Lawyer instruct, discharge, and registration timing
  5. Buffer for appraisal, condo docs, or employment letters that stall

Starting at day 14 is how people accidentally renew with the bank because the new file cannot fund on time.

The Ontario switch process in plain order

Step 1 - Get the facts from the current lender. Balance, maturity date, prepayment privileges remaining, and any discharge fee language. Do not rely only on the renewal letter marketing page.

Step 2 - Decide what you are optimizing. Lower payment, shorter amortization, fixed vs variable, consolidate a small unsecured balance (if a refinance is honestly better), or simply stop accepting a lazy renewal spread.

Step 3 - Broker shop the matured scenario. I compare 40+ lenders so you see more than one bank's retention desk.

Step 4 - Issue commitment and clear conditions early. Employment letters and condo status certificates are the usual late surprises.

Step 5 - Lawyer completes discharge and new registration to align with maturity. Your job is returning documents fast; our job is keeping the lender and lawyer calendar visible.

What usually does NOT apply at a clean maturity switch

Mid-term Interest Rate Differential (IRD) / break costs are the reason people feel stuck for years. At maturity, you are typically not 'breaking' the term - you are exiting at the scheduled end. That is why the maturity window is leverage. (Always confirm your contract; open / closed / collateral charge details still matter for the discharge mechanics.)

Costs to budget even when there is no break penalty

  • Discharge fee from the outgoing lender (amount varies)
  • Legal fees and disbursements for the switch
  • Appraisal if the new lender requires one
  • Possible status certificate / condo docs
  • Tax holdbacks or re-advances only if your new product structure needs them

We net those costs against payment savings over the new term so 'lower rate' is not a slogan.

Documents that keep Burlington switch files on schedule

  • Government ID and current address history
  • Income docs (T4 / pay stubs, or self-employed package if applicable)
  • Property tax info and home insurance binder path
  • Current mortgage statement
  • Condo docs if applicable
  • Down payment / asset statements only if the new structure needs them (pure switches often focus on the existing equity story)

Self-employed and commission earners should start even earlier - document collection is the long pole.

Bank renewal letter vs broker second look

The renewal letter is a retention product. It may be fine. It may also price your inertia. A second look answers:

  • Is the posted renewal rate competitive for your credit and property today?
  • Would a different term length reduce renewal risk in three to five years?
  • Are you better in a straight switch or a refinance that resets amortization / debt?
  • Can we fund before maturity so you are not forced into a temporary bridge rate?

You can still stay with your bank after seeing the comparison. The point is choosing with eyes open.

Collateral charge and future flexibility

Some mortgages sit under a collateral charge that can complicate or streamline future borrowing depending on the lender. When we switch, we talk about whether the new registration structure helps or hurts your next HELOC / refinance plan - not only this year's payment.

A 90-day Burlington renewal checklist

  1. Ninety days out: send maturity date + balance to jason-woods.com or call (289) 925-9599.
  2. Seventy-five days out: complete application and upload income package.
  3. Sixty days out: target lender commitment; order appraisal / condo docs if needed.
  4. Thirty days out: lawyer instructed; discharge figures confirmed.
  5. Maturity week: new mortgage funds; old mortgage discharged; first payment date confirmed in writing.

Frequently asked questions

Can I switch if I am self-employed in Ontario?

Yes when the income story and lender overlays fit. Start earlier so tax returns and business documents do not blow the maturity date.

Will switching hurt my credit?

A credit inquiry and a new registration are normal. A well-timed switch is routine banking - not a distress event.

What if my bank says I must renew with them?

At maturity you generally have choice. Read your documents and get a broker comparison instead of accepting pressure language.

Can I pull cash out while switching?

That usually becomes a refinance conversation with different rules. Tell me if you need equity - we will not pretend a pure switch does cash-out work it cannot do.

How close to maturity is too late?

If you are inside roughly 30 days with a complex file, options shrink. Call anyway - sometimes a same-lender improve or short extension is the honest bridge - but 90 days is the professional start.
